Essential Property Services staff are well versed in essential fire safety measures identification for all types of buildings under Section I Maintenance Building Code of Australia, previous and current regulations in New South Wales. The Environmental Planning and Assessment Regulations 2000 (EPAR) makes it mandatory for building owners to establish the essential fire safety measures installed in their building, as nominated in the Fire Safety Schedule.
Establishment of the Fire Safety Schedule ensures that when
an essential fire safety measures inspection, maintenance
and reporting system is developed, that the outcome is in
compliance with the regulations. New South Wales legislation
nominates the EPAR as the principal legislation governing
essential fire safety measures in buildings. Other
elements can also be nominated in the Fire Safety Schedule as
essential fire safety
measures
under the regulations, including performance solutions under the
building approval system, which may result in essential fire
safety measures being created and nominated. Fire Safety
Schedules in the main are nominated by building certifiers
(Council). EPS staff have the knowledge and experience to
identify essential fire safety measures in all types
of buildings.
The following are typical essential fire safety measures/ essential services that may be installed in a building, depending on the buildings age, classification, type of construction, height, floor area and Certificate of Classification or typical Fire Safety Schedule:
