Fire Safety Measures

Essential Property Services (EPS) provides independent inspections and auditing services for essential safety measures and essential services to ensure our client's buildings are safe, and to ensure our clients meet their obligations under the Environment Planning and Assessment Act 1979, the Environmental Planning and Assessment Regulations 2000 and the Building Codes of Australia Section I.

Since EPS is independent of any maintenance company, our services are aimed purely at providing effective compliance outcomes at minimal cost for our clients, in the event that any maintenance or rectification works are necessary.

Essential Safety Measure Inspections

Essential Property Services provides a comprehensive inspection service for essential safety measures and essential services under the Environmental Planning and Assessment Regulations, the issued Fire Safety Schedule, and the essential fire safety measures nominated within the Schedule.

EPS inspection results are provided in formatted compliant essential safety measures logbooks, either in hard copy, via email or through accessing our secure website for all reports, logbooks and Annual Fire Safety Statement Reports. EPS New South Wales provides a protected word document report that enables client input, as well as input from specialist maintenance contractors engaged by our clients that can be used as tool to ensure compliance within the New South Wales fire safety environment.

Essential Safety Measures Compliance

EPS provides clients with a comprehensive essential safety measures service, ensuring building owners, managers, owner corporations, building engineers and tenants are able to meet their obligations through the provision of an 'Annual Fire Safety Statement (AFSS)' annually, under the Environmental Planning and Assessment Regulations 2000.

EPS knowledge, experience, systems and qualified staff are all applied to ensure compliance of prescribed fire safety measures on behalf of clients and to enable the EFSM process to be signed off at the 'Annual Fire Safety Statement' stage.

Specialist Maintenance Contractor Statement Monitoring

Annual Fire Safety Statement (AFSS) compliance reporting and sign-off by property owners and managers require supporting evidence of maintenance works done by the specialist maintenance contractors involved.

Essential Property Services assist their clients in meeting their compliance obligations by providing a service known as the "Specialist Maintenance Contractors Monitoring Service," which monitors your contractor's essential safety measures compliance and assists in the provision of an Annual Fire Safety Statement (AFSS) to be lodged with the municipal council as required under the Environmental Planning and Assessment Regulations 2000.

Based on our essential safety measures logbooks, this service ensures that maintenance contractors provide a statement certifying that their prescribed fire safety measure inspections, testing and maintenance has been performed to the requirements set out in the clients' contract, and the prescribed Fire Safety Schedule.
